Germantown is a city in Shelby County, Tennessee, United States. The population was 37,348 at the 2000 census. The City of Germantown's 2002 special census recorded a city population of 40,203.[citation needed]

Germantown is best known as a suburb of Memphis, Tennessee. The city also is home to some of the highest real estate prices in the area.[citation needed] Bordering Memphis to the east, Germantown is a quiet town of streets lined with mature hardwood trees, and often stately homes. There is practically no industry in Germantown, but the city is home to significant retail and commercial services. In the city center is the Old Town Germantown neighborhood, anchored by a depot (a 1948 reproduction of the 1868 original) and railroad tracks that recall the community's earliest days of development as an outpost along the Memphis and Charleston Railroad.

Germantown, and areas around it, are dotted with larger horse farms, and smaller barns housing just a few horses. The City hosts many horse shows and competitions annually, most notably the Germantown Charity Horse Show in June. Other major annual events include the Germantown Festival, an arts and crafts fair, in early Fall.

Germantown is also known for having some of the most restrictive sign ordinances in the country.[citation needed]

Germanshire Elementary School in unincorporated Shelby County is not located in the city limits of Memphis, and it is a part of Memphis City Schools; therefore Germanshire does not serve the city of Germantown.

As of the censusGR2 of 2000, there were 37,348 people, 13,220 households, and 11,065 families residing in the city. The population density was 2,124.1 people per square mile (820.3/km²). There were 13,676 housing units at an average density of 777.8/sq mi (300.4/km²). The racial makeup of the city was 92.94% White, 2.33% African American, 0.16% Native American, 3.50% Asian, 0.03% Pacific Islander, 0.17% from other races, and 0.87% from two or more races. Hispanic or Latino of any race were 1.09% of the population.

There were 13,220 households out of which 41.2% had children under the age of 18 living with them, 75.7% were married couples living together, 6.1% had a female householder with no husband present, and 16.3% were non-families. 14.6% of all households were made up of individuals and 5.7% had someone living alone who was 65 years of age or older. The average household size was 2.82 and the average family size was 3.14.

In the city the population was spread out with 28.0% under the age of 18, 6.8% from 18 to 24, 23.5% from 25 to 44, 33.5% from 45 to 64, and 9.2% who were 65 years of age or older. The median age was 41 years. For every 100 females there were 95.0 males. For every 100 females age 18 and over, there were 92.2 males.

The median income for a household in the city was $94,609, and the median income for a family was $103,726. Males had a median income of $77,857 versus $38,311 for females. The per capita income for the city was $44,021. About 1.6% of families and 2.1% of the population were below the poverty line, including 2.0% of those under age 18 and 1.3% of those age 65 or over.
